I. SALES AND RENTALS A. All Sales and Rentals (repeat rentals included) of any Unit are subject to all the conditions outlined in the Declaration of Condominium. Unit Owners contemplating selling or renting their property shall obtain the required forms from The Inlets Office. The Owners and Buyers/Renters shall provide all the information requested on their respective, confidential forms and will return them to the office along with the appropriate fees. The prospective Buyers/Renters are also required to make an appointment with a member of the Sales and Rentals Committee, before the closing date of the sale or before the rental period begins. The Buyers/Renters' signature(s) on the formation/lease form, acknowledges the receipt of, and agreement to abide by the current Rules and Regulations, as well as all other Documents of the Common Facilities Corporation and the Condominium Association, and laws of the state of Florida. (See Section II F of this document) The following rules apply to Rentals: 1. The minimum lease required: Section I, 30 days (Units 11, 12,13,14,15,16,17,18,19,20,21,22,53,54,55,56,57,58,59, 60,61,62,63,64,65,66,67,68,69,70,71,72,73,74,75) Section III, 30 days (1,2,3,4,5,6,7,8,9,10) Section IX, 30 days (216,217,218,219,220) Sections II, 90 days (23,24,25,26,27,28,29,30,31,32,33,34,35,36,37,38,39,40,41,42,43,44,45,46,47,48,49,50,51,52) Section IV, 90 days, The maximum number of rental Units in Section IV is three (3). Owners of a Unit being rented relinquish their rights to the use of all recreational facilities for the duration of the rental period. NO SALE OR RENTAL MAY BE COMPLETED WITHOUT THE WRITTEN APPROVAL OF THE ASSOCIATION. B. Notification of House for Sale or Rent must be on file in the Inlets Office. Seller (or Leaser) shall obtain and fill out the appropriate forms PRIOR TO LISTING THE HOME FOR SALE OR RENT. A summary of houses for sale will be available at the front entrance to The Inlets. Owners may also advertise their Units on a 3X5 card which may be posted on the Residents Bulletin Board in the Mail House. C. A prospective buyer will be admitted to The Inlets only by an Owner or in the company of a Realtor, who shall make prior arrangements to enter the front gate. D. In the event of an OPEN HOUSE, the front gate may be manned by the Realtor, the Owner, or a person appointed by the Owner. "Open House" signs may be posted forward of the front gates near Highway 41, near the Access Phone, and at the owners property for a period not to exceed four (4) consecutive hours. In order for visitors to be able to locate the Unit more easily, directional signs may be posted, as deemed necessary, on Common Facilities property. The use of balloons and/or flags is permitted. The Owner/Realtor must remove all signs and other paraphernalia at the end of the Open House period. A seller may request that the front entrance gate be left open from noon to 4:00 PM on Sunday afternoons.
